The whole process will take 2 to 4 working days including rental appraisal, discussion of marketing strategy with landlord, taking photos of the property and writing advertising text.

Yes. As a landlord you have right to inspect your property together with the property manager. The property manager will give 48 hours notice prior to inspection and 14 days written notice to a tenant.

It is not compulsory to have landlord insurance on your property, however we strongly recommend that every investment property owner has a specific landlord insurance policy in place for their property.

We use a complete property management software to generate comprehensive and easy to understand landlord monthly statements, routine inspection reports and an end of year summary report.

When a tenant is in arrears we will contact them immediately. If the payment is not immediately received, written notice will be sent alerting them to the rents arrears. Once we have sent this, we can apply to the Tenancy Tribunal and ask for arrears to be paid under section 56 of the Residential Tenancies Act 1986. We can apply to the Tenancy Tribunal before the 14 days notice expires.

We offer both Periodic and Fixed Term tenancies. Periodic tenancies have a start date and no end date. It can be terminated by either party giving the appropriate notice. Fixed Term tenancies have a start date and a termination date and cannot be terminated prior to the termination date unless there is an agreement reached between both parties.
